In 2025...
The 12 Neighbours Community continued to grow into a place where people are not only housed, but genuinely supported as they rebuild their lives with stability, dignity, community, and purpose. Thanks to donors like you, this past year brought real momentum, strong execution, and life-changing impact.
Our approach, called the Path to Independence, begins with stable housing and extends into supportive relationships, personal development, recovery, and employment. Residents receive comprehensive wrap-around support as they work toward their goals, and our Community Support and Recovery Teams walk alongside them through each step.
Through Neighbourly Ventures and our social enterprises, individuals gain hands-on job training, earn income, and develop confidence through both work-training roles and entrepreneurship opportunities. These pathways help people build experience and move steadily toward long-term independence.
Below is a snapshot of what donors and partners made possible in 2025.
Housing Stability:
A Foundation for Change
We welcomed 18 new individuals into the 12 Neighbours Community in Fredericton. With support from our team, 80 percent of residents have now achieved housing stability and are actively working on their Path to Independence. Our Community Support Team meets regularly with residents to help them navigate challenges, set goals, and build healthy routines that support long-term well-being.
This year also marked the launch of Neighbourly Homes, our transitional housing initiative created to provide rapidly deployable, warm, locked, and safe shelter for individuals who are experiencing homelessness. These sites help communities offer immediate safety while also connecting people to the supports they need.
Our construction team built one tiny shelter per day, allowing us to respond quickly to urgent housing needs and create:
Two new courtyards in Saint John opened and now provide safe and supported transitional housing for 56 individuals.
Our first Fredericton courtyard will open in January 2026 and will offer housing for 28 people who are currently living unsheltered in the city.
After a recent snowfall, one neighbour shared this reflection:
Everyone at 12 Neighbours in Saint John awoke this morning not sick from the elements and not facing despair about where to find food and shelter for tonight.I know from my own personal perspective that this allowed me to spend all day Monday at the library writing a very complex email that I needed to send to my employer regarding my health and my potential return to work.I am writing this just after having lasagna for lunch and a Christmas cookie, and God is good because there is always a fresh coffee to be found.

Personal Development & Recovery:
Walking With People Toward Their Goals
With the support of donors, our Path to Independence Program continued to grow in both depth and impact. This work is at the heart of the Path to Independence because it helps people build the stability, confidence, and inner strength they need to move forward.
This year...
40 individuals were actively supported through our recovery services. Each plan reflects the individual’s goals and hopes for their life, and together we worked on areas such as mental health, addiction recovery, medical treatment, education, employment, family relationships, and overall wellness.
Our Recovery Lead also launched a Contingency Management program, the most effective, evidence based approach for recovery from crystal meth and other psychostimulants. Five participants completed the program, five staying engaged with support, and four of them securing employment. We hope to take another 40 individuals through by the end of next year.
Our recovery department including team members and volunteer professionals provided more than 885 hours of counselling, coaching, and wellness support. These hours reflect countless conversations, moments of courage, and steps toward personal growth.
Most importantly, twenty six individuals have achieved abstinence from their substance of dependence and 51 individuals have reached the recovery outcome they set for themselves in our community. Each of these outcomes represents hope regained and a life moving forward.

Employment & Entrepreneurship:
Building Skills, Purpose,
and Confidence
Employment is a core part of the Path to Independence. It helps people rebuild confidence, establish routine, develop new skills, and experience the dignity of contributing to a team. Our on-site social enterprises offer patient and progressive work environments where community members can learn, grow, and succeed at their own pace.
Neighbourly Ventures’ entrepreneurship pathway supported community members who wanted to build something of their own. Sixteen community vendors launched or expanded their businesses, and the retail store inside Neighbourly Coffee became a vibrant marketplace where their products were displayed and sold. This environment allows people to try, learn, adjust, and grow without fear, and many discovered confidence and a new sense of purpose as they developed their identities as makers and entrepreneurs.
Our employment pathway also provided hands-on work experience for 16 individuals across several areas of the Social Enterprise Centre. Community members contributed through custodial roles in our office building, set up and tear down for catering services, landscaping and maintenance tasks, and by working alongside the construction team building transitional housing units.
Employment in all its forms remains an essential part of the Path to Independence. It gives people structure and purpose and helps them take steady steps toward stability and long-term independence.

Mark's Story
After surviving childhood trauma and spending years unhoused, Mark found stability at 12 Neighbours, a tiny home community in Fredericton built to help people rebuild from the ground up. “When I came here, I didn’t think I would ever get back over it,” he says. But with support, a safe place to live, and a chance to work in the community’s social enterprise kitchen, Mark began to heal. “We’re all like a family now,” he says of his coworkers. “This place is more like family than it is friends.”
More than just a job, working in the kitchen gave Mark a sense of dignity and belonging. “When Marcel asked if I wanted to work here, it was a no-brainer,” he recalls. With mentorship from his supervisor KT, and encouragement from the 12 Neighbours team, he rediscovered his self-worth. “Even if it’s not about work, KT’s always there to help. It’s not just a job, it’s a lifeline.”
Today, Mark is employed at Neighbourly Coffee doing dishes. He is a big part of the team and the positive culture in our kitchen. It has been wonderful to observe his transformation during his time at 12 Neighbours. His story shows that people don’t just need shelter, they need purpose, community, and someone to believe in them. 12 Neighbours gave Mark a chance, and he’s grabbing it with both hands. “I have hopes and dreams,” he says, and now, finally, the support to chase them.
